Henderson Land Advances Green Transformation at MCP Across Five Key Areas
MCP CENTRAL Awarded Final Platinum Rating under BEAM Plus Existing Buildings V3.0 — First Commercial Property in Hong Kong to Attain the Highest Rating in Its Category
HONG KONG, Nov. 2, 2026 /PRNewswire/ -- Henderson Land Development Company Limited ("Henderson Land" or the "Group") has long been committed to advancing corporate sustainability. By enhancing energy efficiency, promoting green buildings, improving community environments and raising quality of life, the Group continues to contribute to the harmonious and sustainable development of society. In recent years, Henderson Land has undertaken comprehensive green upgrades at MCP CENTRAL and MCP DISCOVERY in Tseung Kwan O. The initiatives span five key areas: chiller replacement, smart energy management, innovative energy-saving technologies, water conservation and inclusive facilities. Collectively, they are expected to deliver annual savings of approximately HK$10 million in energy and operating costs.
MCP CENTRAL achieved a total score of 100 under the newly introduced BEAM Plus Existing Buildings V3.0 Comprehensive Scheme, becoming the first commercial property in Hong Kong to attain the scheme's highest rating in its category — Final Platinum — since its official launch. MCP DISCOVERY also became the first existing commercial property in Hong Kong to obtain Elderly-Friendly Building certification, while achieving an Excellent rating in the Sustainable Property Management category. The MCP management team remains committed to continuously enhancing property quality, operational resilience and long-term value for the community.
Mr CHAN Tak Ming, Terence, General Manager of Portfolio Leasing (2) Department at Henderson Land Development Company Limited, said: "The BEAM Plus achievements attained by MCP CENTRAL and MCP DISCOVERY are a strong endorsement of the team's outstanding performance in energy and water resource management, property management and inclusive design. Henderson Land will continue to harness innovative technologies to enhance building performance, while embedding ESG principles into day-to-day property operations through resource circularity and community collaboration."
"We will also progressively apply the experience gained from these initiatives across more properties within our portfolio, further strengthening their environmental performance, operational resilience and long-term competitiveness."
Dual Green Building Achievements Underpin Strong Environmental Performance
MCP CENTRAL attained the Final Platinum rating under BEAM Plus Existing Buildings V3.0 with a total score of 100, underscoring the property's achievements in green building management and energy conservation in recent years. In 2025, the property's annual energy use intensity decreased by 42% compared with the 2021 baseline year, placing it among the top 10% of performers under the relevant energy benchmarking tool of the Electrical and Mechanical Services Department. During the same year, the property's water consumption declined by approximately 20% compared with the 2023 baseline year, demonstrating the effectiveness of its energy and resource management measures.
The property has also established a series of climate adaptation plans addressing extreme weather events, including heatwaves, rainstorms and flooding, thereby strengthening its long-term operational resilience.
Innovative Energy-saving Technologies Introduced, with BIM and MiMEP Supporting MCP DISCOVERY Upgrades
Henderson Land continues to upgrade the mechanical and electrical systems across MCP. Between 2023 and 2025, MCP CENTRAL completed the replacement of 17 chillers. In 2025, the property recorded annual electricity savings of approximately 6.3 million kWh, representing a significant 34% reduction in electricity consumption compared with 2022. These results demonstrate how the Group enhances the energy efficiency and operational performance of its existing properties through equipment upgrades and ongoing energy management.*
In April 2026, MCP CENTRAL also introduced the innovative Balanced Wave Technology. By optimising current distribution and reducing electrical resistance, the technology is designed to minimise energy loss and enhance the stability of the electrical system. Preliminary estimates indicate potential energy savings of approximately 15%.
The chiller upgrade programme at MCP DISCOVERY is being carried out between 2026 and 2027 and involves the replacement of 5 chillers. Upon completion, the project is expected to generate annual electricity savings of approximately 1.7 million kWh, equivalent to an energy reduction of around 36%.
The project incorporates 3D laser scanning, Building Information Modelling ("BIM") and Multi-trade Integrated Mechanical, Electrical and Plumbing ("MiMEP") technology to support clash detection, lifting simulations and prefabricated assembly. These applications help minimise rework and installation errors while enhancing project efficiency, quality and safety. Artificial intelligence-enabled controls and round-the-clock system monitoring will also be deployed to continuously optimise chiller performance, equipment maintenance and indoor comfort.

On-site Food Waste Treatment System Promotes Community Resource Circularity
In addition to enhancing energy efficiency and building management, MCP DISCOVERY is participating in the Pilot Scheme on Food Waste Smart Recycling Bins through the deployment of the ECOLYZER food waste treatment system. From the official commissioning of ECOLYZER on 16 May 2026 to 20 October 2026, the system processed more than 38,000 kilograms of food waste. Residential food waste accounted for over 60% of the total, while commercial food waste represented close to 40%.
During the period, ECOLYZER produced more than 3,700 kilograms of fertiliser and recovered over 260 litres of waste oil. The initiative encourages residents, tenants and the property management team to participate in waste separation at source and resource circularity. A portion of the fertiliser produced is made available to residents for use in the community garden within the residential estate. By converting food waste treated on site into a resource that can be reused within the community, the initiative helps establish a more comprehensive and sustainable closed-loop resource management system.
In support of social inclusion, MCP DISCOVERY has also introduced elderly-friendly washrooms, resting facilities, audible lift announcements and barrier-free access. These measures provide a safer and more convenient shopping environment for elderly and people of different abilities, while addressing the evolving needs of an ageing population and users across generations.
MCP's latest achievements demonstrate Henderson Land's holistic approach to advancing the green transformation of its existing properties. The Group will continue to collaborate with industry participants, business partners, tenants and community stakeholders to move its property portfolio towards a lower-carbon, smarter and more resilient future.
